Negotiating Terms For You

Once the ideal property has been found we undertake detailed price comparison research using Land Registry data and on-market comparables to establish what we believe to be fair market value.  We will then agree a negotiation strategy with you and work to secure the most favourable terms with the selling agent.

We have a good track record of successfully negotiating very substantial savings from asking prices.  Our clients’ bids are often favoured over competing bids because agents and vendors value our involvement and have greater confidence the deal will reach successful conclusion.

Undertaking Due Diligence

As well as advising on values before negotiating, which mitigates the risk of a lender down-valuing at survey and ensures you do not overpay, we have a network of contact who we can introduce to undertake the required due diligence to ensure your purchase is a sound one from a legal and structural perspective.  The contacts we recommend are tried and tested professionals who offer a service commensurate with our own.

Once having fully understood your brief we start extensive research into your chosen areas.  This entails dealing with tens and sometimes hundreds of estate agents through whom we are able to find off-market properties and give you first mover advantage over other buyers.  We have acquired many properties for clients that never reached the open market and where no competitive bidding was required.

We take on all the leg work of the search, creating a short list of previewed properties that we feel best match your brief and accompany you to viewings.  Our clients value being collected from home or work and being driven to appointments and having one point of contact throughout their search.
