OUR CHALLENGE
To find a pied-a-terre in a vibrant area suitabe for occasional holiday lets.
THE RESULT
Our search spanned Notting Hill, Holland Park, Kensington, Chelsea and Knightsbridge. We undertook all our initial research prior to our clients’ arrival in London, sending updates on each area of focus. We then agreed a shortlist and scheduled an extensive tour of each area and viewed the shortlisted properties over several days. We identified a handful of properties for second viewings and then negotiated the acquisitiopn of a fine Grade II Listed property on Walton Street. We did noty agree with the £2.65m asking price nor persuaded by the selling agents assurance the vendor would not accept muce below asking price. We acquired the flat at £2.2m thereby achieving a £450k discount from the asking price.
Our client will be embarking on a sentitive restoration of the property with an architect we recommended. We are looking forward to seeing the transformation.
